Manufactured Homes
Many of today’s manufactured homes are installed on private property while some homeowners choose to install their home within a manufactured home land-lease community.
Some Georgia counties and cities restrict the placement of manufactured homes on private property to certain zoning districts within the jurisdiction while some local governments may totally prohibit individual placement of a manufactured home on private property.
If you plan on placing your home in an existing development, be sure to check the development’s covenants for any restrictions on factory-built homes. Also, check to ensure that there are not any deed restrictions on a scattered lot site. Restrictive covenants and deed restrictions are usually available from the county or city clerk’s office.

In a manufactured home land-lease community, each homeowner owns
their individual home and leases the site from the owner or developer of the community. There are a large number of manufactured home land-lease communities throughout Georgia which offer various options and amenities.

Modular Homes
According to a ruling by the State of Georgia Department of Community Affairs modular homes should be allowed in any zoning district where other single family residential dwellings are permitted, if the modular home meets all of the same criteria such as size.
If you plan on placing your home in an existing development, be sure to check the development’s covenants for any restrictions on factory-built homes. When determining where you can place your factory-built home, be sure to note to the county or city official whether the home is a manufactured home or a modular home.
